Record Pre-Sales at Embassy, Sobha and Prestige: What They Mean for Bengaluru Buyers and Landowners

Modern residential community with villas and apartments in Bengaluru
Large developers are launching and selling new phases across Bengaluru in 2026.

Quick answer

Embassy Developments (about ₹4,093 crore), Sobha (₹5,862 crore) and Prestige (₹13,804 crore) all reported strong first-half FY27 bookings, driven by launches. Pre-sales measure bookings, not prices or cash: Embassy's collections are only about 25% of its first-half bookings, against about 68% at Sobha. Buyers should check each phase's RERA registration, the payment schedule and the developer's delivery record. Landowners should expect developers to keep seeking land with clear title and approvals.

When a developer announces record pre-sales, the headline sounds like proof that the market is booming. The reality is more nuanced. This guide explains what the figures mean, compares the latest updates from Embassy, Sobha and Prestige, gives you a calculator to compare bookings with cash and ends with a ten-point checklist for anyone considering a launch in Bengaluru.

What pre-sales mean, and what they do not

Pre-sales, also called sales bookings, is the total value of homes a developer has sold in a period, including homes that are still to be built. A booking is recorded when a buyer signs up and pays the initial amount. The rest is paid in stages as construction advances. Revenue appears in the developer's profit and loss account later, usually closer to completion and handover, and cash arrives as buyers pay each instalment.

That is why one quarter can show record bookings and a loss on the same page. It is also why bookings alone cannot tell you whether prices are rising. A developer can book more simply by launching more homes, and Bengaluru's launches in Q3 2026 grew 17% year on year according to Anarock. Read pre-sales together with collections, profit, the launch pipeline and the project's delivery record.

Three patterns stand out. First, bookings follow launches. Sobha's Q2 bookings fell about 40% from Q1 because Q1 contained a very large launch, and Embassy's Q2 jump came from three launches in one quarter. Second, Bengaluru is the main engine: Sobha's Bengaluru projects gave 57.7% of its first-half sales and its Bengaluru and National Capital Region projects together give over 90% of its value. Third, bookings are well ahead of cash. Embassy's collections guidance is 35% achieved against 51% for sales, and Sobha's first-half revenue and profit were slightly lower than a year earlier despite record bookings.

Check the gap between bookings and cash

A simple test is to divide a developer's collections by its pre-sales for the same period. A low ratio is not a red flag by itself, because a developer that has just launched a big project will have booked far more than it has yet collected. A ratio that stays low for several quarters while construction milestones slip is worth asking about. Use the checker below with figures from any developer's quarterly update.

Presets use Falcon's arithmetic on reported first-half figures: about 25% for Embassy (₹1,041 crore on ₹4,093 crore) and about 68% for Sobha (₹4,009 crore on ₹5,862 crore). The thresholds in the reading are rules of thumb, not industry standards.

What this means if you are buying

  • More choice, not automatically lower prices. Prestige alone plans over ₹40,000 crore of launches in the second half, after launching a 2.69 million sq ft project in Devanahalli and a 1.23 million sq ft project on the Sarjapur side in the July to September quarter. A big pipeline gives buyers options and negotiating room. It does not guarantee a price cut.
  • Brand strength helps, but check the project. Each phase has its own RERA number, approvals and completion date. A strong developer can still delay a phase.
  • Ask about payment structure. Developers use flexible payment plans, subvention schemes and waivers rather than formal price cuts, according to Knight Frank data cited in our {B("blog-bengaluru-property-market-slowdown-or-correction-2026.html", "market data guide")}. Compare the effective price, including all charges, not the headline rate.
  • Mind your EMI. Rates rose on 7 October. Test your budget at a higher rate using our {B("blog-rbi-repo-rate-hike-home-loan-emi-bengaluru.html", "EMI calculator")}.

Ten checks before you book at a launch

  1. Find the project on the Karnataka RERA portal and confirm the registration number, promoter name and validity date match the brochure.
  2. Read the approved plan, carpet area and any phase-wise completion dates filed with RERA.
  3. Check the developer's earlier Bengaluru projects: promised against actual handover dates.
  4. Ask for the construction-linked payment schedule in writing and confirm payments go to the project's RERA collection account.
  5. Compare the all-in price per square foot with two or three nearby projects, including parking, club membership, GST and registration costs.
  6. Confirm the title and land use with an advocate, even for a branded developer.
  7. Visit the site and check road access, drainage, water source and distance to the nearest metro or main road.
  8. Check the sale agreement against the format prescribed under the Karnataka RERA rules before you sign, and do not pay more than 10% as an advance before a registered agreement.
  9. Plan your loan: sanction letter, rate type, tenure and what happens if rates rise again.
  10. Do not decide under launch-day pressure. Ask for a day to review documents.

What developer buying means for landowners

Launch-led sales explain why developers keep looking for land. Sobha has said it plans to reinvest roughly ₹1,100 to ₹1,200 crore in land in FY27, and Prestige's purchase of a parcel of more than 30 acres in KIADB Aerospace Park Phase 2 was reported in April 2026. Embassy's new Bengaluru phases are in the North Bengaluru belt. Developers do not buy every plot, though. They look for clear title, usable approvals, good access, a workable shape and size, and no litigation.

  • Documents: sale deed or inheritance papers, khata, RTC, encumbrance certificate and tax receipts.
  • Land use: conversion order, zoning and any pending notices.
  • Access: road width and legal right of way.
  • Deal structure: outright sale or joint development. Our {B("blog-north-bengaluru-land-developer-activity-2026.html", "North Bengaluru land guide")} compares both.

Frequently asked questions

What does pre-sales mean for a real estate developer?

Pre-sales is the value of homes a developer has sold in a period, including homes not yet built. It is recorded at booking, while revenue is usually booked closer to completion and cash comes in stages as construction advances.

Why did Sobha's Q2 pre-sales fall about 40% from Q1?

Sobha's Q1 FY27 included a very large launch of about 6.9 million sq ft, which produced a record ₹3,656 crore of bookings. Q2 had no launch of that size. Bookings follow launches, so quarterly figures swing.

Does record pre-sales mean prices are rising?

No. Pre-sales measure the value of bookings, not the price per square foot. A developer can book more by launching more homes. Price trends come from separate data such as Anarock and Knight Frank reports.

Are listed developers safer to buy from?

Listed developers publish quarterly updates and are scrutinised by exchanges and analysts, which gives you more information. It does not remove project-level risk, so check each phase's RERA registration and delivery record.

Should I buy at a developer's launch?

Only if the project, price and payment plan suit your budget after you have checked RERA, approvals and the agreement. Launch prices can be attractive, but you should not decide under time pressure.

How do I check a developer's delivery record in Karnataka?

Search the developer's earlier projects on the Karnataka RERA portal and compare promised and actual completion dates, then visit one or two delivered projects and speak to residents.
