North Bengaluru's airport corridor continues to draw developer interest.

Quick answer

Developers are still adding land and launches in North Bengaluru. On 15 October 2026 Assetz announced a 10-acre parcel in the KIADB Hardware Park for a development of at least 1.68 million sq ft, and on 10 October Century Real Estate unveiled The Astoria in Jakkur. Knight Frank data reported by PropNewz shows North Bengaluru clearing unsold stock fastest of the three large zones (3.9 quarters). Landowners weighing a joint development or outright sale should verify title, approvals and access before they sign.

Land is where every project begins, and this month two developers have shown where they want more of it. This guide covers what was announced, why the northern corridor keeps drawing builders, how a joint development differs from an outright sale, and a checklist for landowners and buyers.

What was announced this month

Assetz, 15 October 2026. The Bengaluru developer said it has tied up a 10-acre parcel belonging to Fairlark Sagar Enterprises Centroid Pvt. Ltd. inside the KIADB Hardware Park in North Bengaluru. The planned residential development is to have at least 1.68 million sq ft of estimated saleable built-up area. The company said the project follows the response to its first project with Fairlark in the area, Assetz Sora and Saki.

Century Real Estate, 10 October 2026. The developer formally unveiled The Astoria at Century Immencity in Jakkur on International Airport Road. The company says the project has 334 residences and has recorded bookings of more than ₹550 crore, and that it was pre-launched in July 2026 under the code name Bluemoon.

Both items come from company press releases, so the claims are the developers' own and we have not independently verified them.

Why developers keep looking north

  • Airport access: Assetz describes the parcel as about 15 minutes from Kempegowda International Airport and sitting within an aerospace, technology and advanced-manufacturing cluster that includes facilities of Boeing, SAP Labs and Shell India Markets.
  • Transport: the announcement points to the upcoming Namma Metro Blue Line, the under-construction Bagalur Cross station and the Satellite Town Ring Road. Knight Frank, as reported by PropNewz, targets the Blue Line to the airport for June 2027.
  • Demand and stock: in Knight Frank's H1 2026 data, North Bengaluru launches rose 10% and sales rose 11%, and the zone's 3.9 quarters to sell was the healthiest of the large zones. Unsold units still rose 34% to 15,408, so supply is growing too.

Joint development or outright sale?

Landowners approached by developers usually choose between two structures. Neither is better in every case. The right one depends on how much risk you want to carry, how soon you need the money and how strong the developer is.

Seven checks before you sell or joint-develop land

  • Title chain: confirm a clean chain of ownership with the original deeds, and get an encumbrance certificate covering a long enough period.
  • Revenue records: check that khata, tax receipts and land records (RTC where applicable) match the title documents and the names of the sellers.
  • Land use and conversion: confirm the land-use status and whether conversion has been completed, if the land was agricultural.
  • Approvals and zoning: check the zone under the applicable master plan and which layout or building approvals the project will need.
  • Litigation: search for disputes, attachments or pending cases affecting the land or any co-owner.
  • Survey, boundary and access: match the survey sketch to the ground, and confirm legal road access and width.
  • Developer track record: review the developer's earlier projects, RERA registrations and delivery history, and, for a joint development, the area-sharing terms, timelines, penalties and exit rights.

Falcon's note: Have an advocate review every document and agreement before you sign. A short legal check costs far less than a disputed title.

If you are buying in North Bengaluru

A launch announcement is not a guarantee. Before you pay a booking amount, verify the project's K-RERA registration and declared completion date, ask which approvals it relies on, and request an all-in cost sheet that lists every incentive. Frequently asked questions

Which developers announced North Bengaluru projects in October 2026?

Assetz announced on 15 October 2026 that it had tied up a 10-acre parcel from Fairlark Sagar Enterprises Centroid Pvt. Ltd. in the KIADB Hardware Park, for a development of at least 1.68 million sq ft of saleable area. Century Real Estate unveiled The Astoria at Century Immencity in Jakkur on 10 October 2026. Both are company announcements.

Is North Bengaluru a good place to invest in 2026?

Reported Knight Frank data shows North Bengaluru clearing unsold stock faster than South and East, at 3.9 quarters, but also a 34% rise in unsold units. Judge each project on its approvals, developer record, price and connectivity rather than on the zone alone.

What is the difference between joint development and outright sale of land?

In joint development the owner contributes land and the developer builds, and the owner receives an agreed share of built-up area or revenue. In an outright sale the owner transfers title for a price. Terms vary and should be set out in a written agreement reviewed by an advocate.

What documents are usually needed to sell land to a developer?

Typically the title deeds and the chain of ownership, an encumbrance certificate, khata and tax records, conversion and approval orders where relevant, a survey sketch, and identity documents. A lawyer will confirm the exact list for your parcel.

How do I check a new North Bengaluru project before buying?

Verify the project's K-RERA registration and declared completion date, ask for the approvals the project relies on, and request an all-in cost sheet. Treat launch announcements as company statements until you have checked the documents.
