BENGALURU — The Real Estate Regulatory Authority (RERA) Karnataka has introduced a stricter audit checkpoint for fresh project registrations, effective from October 2026, in a move officials say is aimed at curbing delays and misrepresentation ahead of the festive-season launch rush.

Under the revised framework, developers will need to submit updated construction-progress certifications and escrow-account reconciliations at the time of registration, rather than at the standard quarterly interval. Industry bodies have broadly welcomed the move, while flagging that it may push back a handful of launches originally slated for this quarter.

"Buyers benefit most when registration data reflects real, current project status — not a snapshot from months ago."

What Changes for Buyers

For homebuyers, the practical effect is a shorter window between a project's registration and its verified construction status — reducing the risk of booking into a listing whose progress claims are stale. Falcon Properties' advisory desk will continue to cross-check RERA registration numbers against builder-reported milestones for every listing shared with clients.

Which Launches Are Affected

Early industry estimates suggest two to four upcoming North Bangalore launches may see registration timelines shift by several weeks as developers align documentation with the new checkpoints. No cancellations have been reported at this stage.
