Quick answer
India's top seven cities sold about 1,00,220 homes in Q3 2026 (up 3%), but launched about 1,14,320 (up 18%), leaving about 6,30,590 homes unsold, roughly 6.3 quarters of sales. Bengaluru sold about 16,670 homes (up 12%) with launches close to sales, while Hyderabad launched about 1.46 homes for every one sold. For buyers the data means more choice and negotiating room, but conditions differ sharply by micro-market.
Headlines about the Indian housing market swing between boom and bust, often on the same day. This guide uses Anarock Research's July to September 2026 data to compare the seven biggest cities side by side, shows how to judge supply against demand and gives you two tools: a city comparison and an unsold-stock calculator you can use for any Bengaluru micro-market.
The national snapshot in five numbers
- Sales: about 1,00,220 homes in July to September 2026, up 3% on Q3 2025 and 10% on Q2.
- Value: about ₹1.55 lakh crore, up 2%.
- New launches: about 1,14,320 homes, up 18%.
- Unsold stock: about 6,30,590 homes, up 12%, which is about 6.3 quarters of sales at the current pace.
- Average price: ₹9,714 per square foot, up 7% in a year but only 1% in the quarter.
All of these come from Anarock Research's Q3 2026 report on the seven largest markets: the Mumbai Metropolitan Region (MMR), Bengaluru, Pune, the National Capital Region (NCR), Hyderabad, Chennai and Kolkata. Q3 2025 was a weak quarter, with sales falling about 9%, so a 3% rise is a modest recovery rather than a boom.
Seven cities compared
| City | Homes sold | Sales vs Q3 2025 | Sales vs Q2 2026 | New launches | Launches vs Q3 2025 | Launches per home sold |
|---|---|---|---|---|---|---|
| Mumbai Metropolitan Region | 31,750 | +5% | +11% | 37,500 | +27% | 1.18 |
| Bengaluru | 16,670 | +12% | +9% | 17,720 | +17% | 1.06 |
| Pune | 15,690 | −6% | +20% | 18,730 | −3% | 1.19 |
| National Capital Region | 13,765 | −1% | +3% | 10,900 | −14% | 0.79 |
| Hyderabad | 12,970 | +15% | +15% | 18,950 | +120% | 1.46 |
| Chennai | 5,395 | −10% | +5% | 5,840 | −9% | 1.08 |
| Kolkata | 3,980 | −4% | +3% | 4,680 | −4% | 1.18 |
Bengaluru is the second-largest market by volume and one of only three cities where sales grew year on year. Its launches also grew, by 17%, but the launch-to-sales ratio of about 1.06 is the closest to balance among cities that grew supply. Hyderabad's sales rose 15%, yet it launched about 1.46 homes for every one sold, with 97% of its new supply priced above ₹80 lakh. NCR is the only city that sold more than it launched.

How to read sales, launches and inventory together
Each number tells only part of the story. Sales show demand, launches show what builders expect to sell and unsold inventory shows what is already waiting. When launches exceed sales for several quarters, unsold stock builds up, buyers gain bargaining power and builders compete with payment plans and other incentives. When sales exceed launches, as in NCR this quarter, stock shrinks and prices tend to firm.
The most useful single measure is how many quarters it would take to clear unsold stock at the current sales pace. Nationally that is about 6.3 quarters. Knight Frank's H1 2026 report, as reported by PropNewz, puts Bengaluru's unsold stock at about 5.3 quarters of sales, but with wide differences by zone.
| Bengaluru zone | Unsold units | Quarters to sell |
|---|---|---|
| South Bengaluru | 33,534 | 7.4 |
| East Bengaluru | 22,878 | 4.9 |
| North Bengaluru | 15,408 | 3.9 |
| Whole city | 74,299 | 5.3 |

The bands in this reading are Falcon's rules of thumb, anchored on the Knight Frank zone figures above. They are not industry standards, and they ignore price band, project quality and approvals.
Why price figures differ between reports
Anarock reports Bengaluru's average price up 8% in a year. Knight Frank's figure for the 12 months to June, as reported by PropNewz, was a 9% rise to ₹9,354 per square foot. A Whalesbook article on 1 October described luxury price growth slowing to about 3.8% by mid-2026, and a Realty Today headline about the same time referred to a 14.5% rise in Bengaluru housing prices in Q3, which we have not been able to match to a method. These numbers can all be accurate because they measure different things: average prices of all tracked projects, launch prices, resale prices or one segment. When you compare figures, check the period, the segment and who collected the data.
What it means for buyers
- Negotiate on the whole package. With launches running ahead of sales, expect offers on payment plans, waivers and furnishing rather than headline price cuts.
- Match the segment to your budget. In Bengaluru, about 81% of Q3 launches were priced between ₹80 lakh and ₹2.5 crore, so choice is widest in that range.
- Stress-test your loan. The RBI raised the repo rate on 7 October. See what the rise means in our {B("blog-rbi-repo-rate-hike-home-loan-emi-bengaluru.html", "EMI guide")}.
- Pick the project, not the city. A strong national number does not protect you from a badly sited or delayed project.
What it means for sellers and investors
- Resale competes with new launches. If builders offer flexible plans nearby, a resale seller needs a realistic ask and clean documents.
- Price to the micro-market. Use recent comparable transactions in your own locality, not the city average.
- Investors should check yield and exit. Rising stock lengthens the time to sell a unit in some areas. See our guide to {B("blog-bengaluru-listed-developers-record-presales-2026-buyer-guide.html", "reading developer bookings")}.
What it means for landowners
Developers launch more when they believe they can sell, and they need land to keep doing so. At the same time, rising unsold stock makes them more careful about price and about land with unclear title or approvals. Landowners in North Bengaluru, where Knight Frank's data shows the fastest-clearing stock, are in a stronger position than owners in areas with heavy unsold inventory. Our {B("blog-north-bengaluru-land-developer-activity-2026.html", "land guide")} covers joint development and sale terms.
What to track next
- Anarock's Q4 2026 data, due around the end of December, will show whether the RBI hike and the festive season changed demand.
- The RBI's next policy meeting, expected in December.
- Whether Bengaluru's launches continue to track sales or pull ahead.
- Developer quarterly updates for Q3 FY27, which will show bookings against collections.
Falcon's note: City-level data is a guide to the weather, not to a particular street. Before you buy or sell, ask for the unsold stock, recent resale prices and pending approvals in your own micro-market, and read the underlying news in our {B("news-india-housing-sales-q3-2026-anarock-top-7-cities-launches-inventory.html", "national Q3 report")}.
Frequently asked questions
How many homes were sold in India in Q3 2026?
Anarock Research estimates about 1,00,220 homes were sold in the top seven cities between July and September 2026, up 3% from a year earlier and about 10% from Q2 2026.
Is Bengaluru's housing market growing faster than the rest of India?
Bengaluru's sales rose 12% year on year to about 16,670 homes, faster than the 3% national figure for the seven cities. Only Hyderabad grew faster, at 15%.
How much unsold housing stock is there in India?
Anarock puts available inventory in the top seven cities at about 6,30,590 homes at the end of Q3 2026, up 12% from a year earlier. At the Q3 sales pace that is about 6.3 quarters.
Are home prices in India rising in 2026?
Anarock's average price across the seven cities rose 7% in a year to ₹9,714 per square foot, but only 1% in the quarter. NCR rose 12% and Bengaluru 8%.
Does a rise in unsold stock mean prices will fall?
Not necessarily. Developers often use payment plans and waivers rather than cutting list prices. Rising stock gives buyers more choice and negotiating room, but local conditions matter more than the national total.
Is this a good time to buy a home in Bengaluru?
That depends on your finances and the project, not just the market. Check that the EMI is comfortable even if rates rise further, verify RERA registration and approvals and compare effective prices across several projects.
