Quick answer
Before you pay a booking amount in Bengaluru, verify the project on the Karnataka RERA portal, trace the title with an advocate, get an encumbrance certificate, check khata, approvals and land use, visit in person and pay only to protected, traceable accounts. RERA stops builders taking more than 10% as an advance before a registered agreement. AI assistants can help you shortlist and draft questions, but they cannot verify a RERA number, a title or whether a listing is still available.
Most property mistakes begin with a quick decision on a good-looking listing. This guide gives you a 12-check list you can tick off, a table of the documents that matter, eight red flags and clear rules for paying safely. It also explains how to use AI search without trusting it with things it cannot know.
Why listings need checking, even on big portals
Property portals are very good at showing you what is for sale. They are not designed to prove that every listing is accurate, current or legally clean. Two stories from the past month show why. In the United States, four national brokerages proposed a shared national listings database called Open Real Estate because homes are increasingly being marketed privately, outside public systems. In the United Kingdom, portal group Rightmove removed website wording described as misleading after a rival challenged it. Both stories are about trust in listing data, and both point to the same lesson: a listing is a claim, not a verified fact. Read our reports on {B("news-open-real-estate-private-listings-compass-zillow-october-2026.html", "Open Real Estate")} for the background.
In Bengaluru the stakes are practical. Many buyers see a listing on a portal, a social media post or a message from a broker, pay a token amount quickly and only then ask for documents. Doing it in the opposite order protects your money.
The 12-check verification list
Use the checklist below as you go. Tick each item when you have verified it yourself, not when someone tells you it is fine. Your score updates as you tick.
0 of 12 checks done
Start with the RERA search. Do not pay a booking amount until you have ticked at least the first six.
What to check, where, and what should worry you
| Check | Where to look | What you want to see | Stop and ask if |
|---|---|---|---|
| Project registration | Karnataka RERA portal | Project name, promoter, registration number and validity match the advertisement | No number, a different promoter or an expired registration |
| Title chain | Sale deeds, partition or inheritance papers, reviewed by your advocate | An unbroken chain of owners with registered documents | Gaps, unregistered transfers or a seller who is not the recorded owner |
| Encumbrance certificate | Sub-Registrar records, available through the Kaveri service | No mortgage or dispute entries for the period you request | Loans, attachments or unexplained entries |
| Khata and tax | City corporation or panchayat records; tax receipts | Khata in the seller's name with current tax paid | B-khata or no khata where you expected an approved property |
| Land records (agricultural plots) | RTC (Pahani) on the Bhoomi service | Current owner and land type match the seller's claim | Multiple owners, disputes or land-use mismatch |
| Land use and layout | Conversion order and approved layout or plan from the planning authority | Approval numbers, sanctioned plan and permitted use | Unapproved layout or a plan that differs from what is being built |
| Completion papers (ready homes) | Commencement and occupancy certificates | Certificates issued for the actual building | Occupancy certificate missing or applied for only |
Procedures, portals and fees change, so confirm the current route with your advocate. If a seller or broker refuses to share a document you ask for, treat that as information.
Eight red flags in a listing
- A price far below nearby projects with no clear reason.
- Pressure to pay today to "hold" the unit, especially to a personal account or in cash.
- No RERA number, or a number that belongs to a different project or promoter.
- Photos that look like renders or other properties, or the same photos on several listings in different areas.
- A seller who is abroad or unreachable, and asks you to deal with an unknown "representative".
- Documents shown only as phone photos and never as originals or certified copies.
- Area claims that do not add up, such as a super built-up area quoted without the carpet area.
- A promise of guaranteed rental or buy-back returns that is not in the written agreement.
Using AI search for property, and what it cannot do
AI assistants are becoming part of how people search for homes. Zillow has launched a connector that lets people search listings, check estimated values and explore affordability inside the Claude assistant, with prompts to book a tour or contact an agent. That connector serves the US market, but the habit of asking an assistant for a shortlist is spreading to India too. Used well, an assistant can save you time. Used badly, it can give you confident answers about details it cannot know.
Good uses
- Turn your needs into a search brief: budget, commute, schools, size and must-haves.
- Draft questions to ask a broker, builder or seller.
- Explain terms such as carpet area, khata, encumbrance certificate or occupancy certificate.
- Build a comparison table from facts you have already verified.
Things not to rely on it for
- Whether a listing is still available, or its current price.
- Whether a RERA number is valid. Check the official portal.
- Whether a title is clear. Only your advocate can confirm that from the documents.
- Legal, tax or loan advice for your own circumstances.
Try prompts like these and edit the details:
- "I want to buy a 2 or 3 BHK in North Bengaluru for around ₹X crore with a 40-minute commute to Y. List the questions I should ask about RERA, approvals and payment plans."
- "Here are the carpet areas and prices of three projects I verified. Compare the cost per square foot and tell me what is missing."
- "Explain what an encumbrance certificate, khata and occupancy certificate are, in simple English, and what each should show."
- "Draft a polite message asking a builder for the RERA number, sanctioned plan, payment schedule and a copy of the draft agreement."
Paying safely
- Pay by bank transfer or cheque to the account named in the agreement. For a RERA project this should be the project's collection account.
- Never pay in cash, and never pay a seller's "friend" or "representative".
- Keep a written receipt for every payment, with date, amount, unit and account.
- Do not pay a large advance before a registered agreement for sale. RERA caps advances at 10% before that point.
- For home loans, get the sanction letter and the bank's legal opinion before you pay beyond a small token. See our {B("blog-rbi-repo-rate-hike-home-loan-emi-bengaluru.html", "EMI guide")} for how rates affect your repayments.
How Falcon helps
Falcon Properties helps buyers shortlist properties and understand RERA-related documentation as part of our guided purchase process. We cannot replace your own advocate, but we can help you ask the right questions and avoid chasing the wrong listing. The same discipline applies if you are choosing between launches, as our {B("blog-bengaluru-listed-developers-record-presales-2026-buyer-guide.html", "launch checklist")} explains.
Falcon's note: If you have already paid a token on a listing and now have doubts, stop further payments, ask for the documents in writing and consult an advocate. If you suspect fraud, you can complain to the police and to the Karnataka RERA authority where the project is registered.
Frequently asked questions
How do I check if a property in Bengaluru is RERA registered?
Search the project or promoter on the Karnataka RERA portal and compare the registration number, promoter name, validity and approved details with the advertisement. If you cannot find it, ask the builder for the number and verify it before paying anything.
Which documents should I check before buying a property in Bengaluru?
At minimum: the title chain of registered deeds, an encumbrance certificate, khata and tax receipts, approved plan and layout approvals, conversion papers for former agricultural land, and the occupancy certificate for ready homes. Have your advocate review them.
How can I spot a fake property listing?
Warning signs include a price far below the market, pressure to pay quickly, no RERA number, photos reused from elsewhere, an unreachable seller and payment requests to personal accounts. Visit the property and verify the documents before you pay.
How much advance can a builder take before the agreement for sale?
RERA says a promoter cannot accept more than 10% of the cost of the unit as an advance or application fee without first entering a registered written agreement for sale.
Can I use AI tools to search for property in Bengaluru?
Yes for shortlisting, comparing options and drafting questions. No for confirming legal status, RERA validity, current availability or price. Verify those directly with official sources, the seller and your advocate.
What should I do if I have paid a booking amount to a suspicious listing?
Stop further payments, keep all receipts and messages, ask for the documents in writing and consult an advocate. If you suspect fraud, report it to the police and to the Karnataka RERA authority where the project is registered.
